New to Packline Materials Handling, the Coffin Lifter is a bespoke attachment that is permanently mounted to a heavy-duty stacker truck. The Coffin Lifting attachment is designed to support and rotate coffins, up to 660lbs, when they need to be moved from one area to another. Required Actions by Surviving Spouse Who Owns Real Property in California Tip Sheet by Deed and Record

https://www.prweb.com/

Affidavits of death, living trust, deeds and probate administration

This Tip Sheet by Deed and Record explains actions required by the surviving spouse to take control of the real property while living and to avoid probate court on death. Real property in California owned by a married couple should be with right of survivorship. This right is created on the deed conveying real property to the married couple and must specifically state either “joint tenancy” or “community property with the right of survivorship.” No other wording will work.

This right of survivorship allows for the deceased spouse’s ownership to transfer to the survivor without filing a petition in probate court. The right is asserted by the surviving with a document known as an “affidavit of death.” The affidavit is filed with the county recorder. Then the surviving spouse can mortgage or sell the real property.

The affidavit avoids probate on the death of the first spouse, but not on the death of the second spouse. The second spouse must take the additional step of either creating a living trust or executing a deed known as a ““revocable transfer on death deed” also known as a (“TOD Deed”).

A TOD Deed transfers on death the family home owned by one person to other people named on the deed. While alive, the owner maintains control of the family home, property taxes remain the same and the deed can be revoked at any time. The TOD Deed does not affect eligibility for Medi-Cal.

A TOD Deed is new to California. Currently, title companies will not issue title insurance for a period of three years after the death of the owner. This effectively prohibits the sale or the use the property as collateral for a loan for the three, year period. The established alternative is the “living trust.”

Like a TOD Deed, the living trust allows the owner to maintain control of the real property. A California living trust protects the property tax base. A living trust is more expensive but has no waiting period for title insurance and provides flexibility in distribution of real property.

This flexibility allows for contingent and delayed distributions. Examples of a contingency is an alternative distribution if an heir were to predecease the owner. A delayed distribution is needed if an heir is a minor, under the age of 18 years. Minors cannot directly receive inheritances.

Most married couples take ownership either as joint tenants with the right of survivorship or as community property with the right of survivorship. There is no problem on the death of the first spouse with the right of survivorship. But before the second spouse dies, he or she must prepare a revocable transfer on death deed or a living trust.

A New Article Explains How Drivers Should File An Auto Insurance Claim

News Image

“Drivers should know that after an accident happens, they can only be reimbursed if they file a claim. To do that, drivers are recommended to follow several steps after the accident happened”, said Russell Rabichev, Marketing Director of Internet Marketing Company.

Cheapquotesautoinsurance.com has launched a new blog post that presents the necessary steps for filing a car insurance claim.

For more info and free quotes, visit https://cheapquotesautoinsurance.com/how-to-file-an-auto-insurance-claim/

Policyholders that file a claim, expect that their insurance providers will reimburse the costs of sustained damages after they were involved in a car accident. When filing a claim, policyholders have to follow certain steps.

Depending on the guilty party, and the damage suffered, the insurance company will be able to provide coverage. In most cases, the same steps apply:

  • Contact the authorities. It’s important for drivers to call the police as soon as possible after the accident happened or when the owner realized his car got stolen. The police will create a report where they will gather evidence and eyewitness reports. Drivers should make sure to get a copy of that report.
  • Get in touch with the DMV to notify the accident. After they are informed about the accident, they will inform the drivers about their legal responsibilities.
  • Drivers should obtain all the info related to their accident. It’s important to gather witness testimonials, police reports, and car repair bills.
  • Notify the insurance company. Drivers should explain to their insurers how the accident happened and what are the damages.
  • The insurance company will send a claim adjuster. Claim adjusters are trained professionals that work for the insurance company and they will try to obtain the lowest settlements possible.
  • Cooperate with claim adjusters. The adjuster will contact the policyholder and ask him to describe how everything happened. The adjuster will check the car and review the repair costs. Drivers should carefully negotiate with claim adjusters and make sure they get a fair settlement.

As a mentor to ProcessBolt at the Target TechStars accelerator, I was impressed by the team, solution and the market opportunity for the company.

Serial entrepreneur and business operator Mike Kelly has been named the Chief Executive Officer of vendor risk assessment software provider ProcessBolt.

“Adding leadership and deep operational experience is an important step in our growth,” says ProcessBolt co-founder Dan Gardner. “Mike has both grown, and engineered successful exits for businesses of varied sizes and industries which is a great benefit for us, but perhaps even more important is that we have really enjoyed working together over the past year since we met during the Target TechStars 2018 program.”

Previously, Kelly was the Chief Officer of Strategy & Business Development for Jostens and part of the executive leadership team that led the turnaround and the successful disposition of the business. Sunshine Coast Health Centre Announces New Hires to Expand 1-on-1 Appointments for Drug Rehab, Alcohol Treatment, and Trauma Concerns

The Centre is announcing new hires as it continues its ambitious expansion. Alcohol treatment centers in Vancouver, BC

Alcohol treatment centers in Vancouver, BC

Katelynn and John-Michael are exciting new members of our team.

Sunshine Coast Health Centre (https://www.sunshinecoasthealthcentre.ca/), a best-in-class Centre in British Columbia for drug rehab and alcohol treatment, is proud to announce new staff hires. The Centre is proud to welcome Katelynn Bandmann and John-Michael Parra to its team. The new hires will immediately allow the Centre to expand 1-on-1 treatment and counseling options for clients in drug rehab, alcohol treatment, or its trauma / PTSD treatment programs. In addition, the new hires set the stage for a planned expansion into women’s health issues.

“Katelynn and John-Michael are exciting new members of our team,” explained Casey Jordan, Chief Marketing Officer. “By expanding our staff, we are increasing our ability to offer personalized assistance to our clients, including 1-on-1 counseling sessions. In addition, we’re setting the groundwork for a planned expansion into women’s health, so interested persons should ‘stay tuned’ to all the exciting developments here at Sunshine Coast.”

Obviously, clients already at the Centre (located in Powell River, BC, but serving drug rehab and alcohol treatment needs from all of British Columbia and Western Canada) are encouraged to reach out to the new counselors directly. Persons who might want to sign up for drug rehab, alcohol treatment, or trauma / PTSD treatment (or their loved ones) are encouraged to visit the website at https://www.sunshinecoasthealthcentre.ca/ and then click on the “contact” button. Residents of Vancouver can also visit the Vancouver-specific page on drug rehab and alcohol treatment at https://www.sunshinecoasthealthcentre.ca/vancouver-alcohol-treatment/. It should be noted that the Center operates “intake centers” in major cities such as Vancouver, and so clients can meet face-to-face there before or after treatment at the residential facility in Powell River.

EXPANDING TO MEET THE NEEDS OF CANADIANS FOR DRUG REHAB, ALCOHOL TREATMENT, AND TRAUMA / PTSD TREATMENT

Here is background on this release. Sunshine Coast Health Centre is experiencing high demand for its services, not only due to the drug or alcohol crisis in Canada but also due to its reputation as a best-in-class “non 12 step” rehab program (See: https://www.sunshinecoasthealthcentre.ca/about-us/). Many people are dissatisfied with the more traditional 12 step programs and thus actively seek alternatives. They discover Sunshine Coast and are often amazed at its service offerings, and its best-in-class rehab Centre in Powell River. Clients come from all over Canada, but primarily from the big Western cities such as Vancouver, Richmond, Calgary, and Edmonton. Secondarily, the Centre is expanding its outreach. The announcement of new hires on the counseling team are just one aspect of this expansion.

Persons who may be considering Sunshine Coast should act as follows. First, they need to contact Sunshine Coast for a consultation. An over-the phone initial consultation and perhaps a face-to-face consultation will then help to determine the treatment options best meet their needs. Second, after the consultation, the potential client will make a decision to move forward with drug rehab, alcohol treatment, or other treatment options such as those for PTSD and/or trauma. Third, working with Sunshine Coast’s financial team, a financial plan will be devised so that the client can begin treatment and have a financial payment plan that works for them. Finally, the client shows up at Sunshine Coast and the busy but effective staff begin working as partners with the client on their road to recovery.

ABOUT SUNSHINE COAST HEALTH CENTRE

Sunshine Coast Health Centre is a 47-bed drug and alcohol rehabilitation facility exclusively designed for men, officially opened on the 15th of March 2004. The Centre has a philosophy of care that goes beyond just addiction to include personal transformation based on three key therapeutic principles: interpersonal relatedness, self definition (autonomy & competence), and intrinsic motivation. The Centre offers both drug rehabilitation and alcohol treatment near Vancouver, BC, but serving patients across Canada, particularly British Columbia and Alberta and cities such as Calgary, Edmonton and Red Deer. Sunshine Coast Health Centre uses a form of drug rehabilitation based on the research of Viktor Frankl and methodology of Paul T.P. Wong, namely ‘Meaning Centered Therapy’.

Central to the CPESN culture is to work hand-in-hand with our physician and other care team partners and not around them. Ashton Maaraba, AZOVA, SVP Sales and Operations, states, “AZOVA aims to support CPESN pharmacies in the promotion of their clinical services while enabling HIPAA secure collection, documentation and sharing of clinical data with providers, payers, and caregivers while also fully engaging the patient and providing end-to-end billing services to our clients. This enables CPESN pharmacies to demonstrate the ROI for their clinical services and to contract directly with payers to deliver collaborative value-based care programs like pharmacogenomics consultations, on-demand e-medication reconciliation, opioid, diabetes and hypertension medication management. It also helps to reduce drug abandonment rates and control chronic disease leading to a lift in patient healthcare outcomes. DuPont Animal Nutrition Launches Axtra® PHY, the Latest Generation of Phytase Enzyme in Japan

News Image

We are proud to be the first company to launch a new generation phytase enzyme in the Japanese market.

DuPont Animal Nutrition, a business unit of DuPont Nutrition & Biosciences (DuPont), today announced the launch of Axtra® PHY in Japan. DuPont™ Axtra® PHY is the fast-acting phytase enzyme designed to improve animal performance and reduce phosphorus waste.

Axtra® PHY is the fastest route to top animal performance in poultry and swine, while improving profitability for producers and reducing phosphorus waste. The phytase enzyme works quickly in the digestive tract to break down phytate, the main storage form of phosphorus contained in plants and a key anti-nutrient. By lowering the impact of phytate, Axtra® PHY increases the availability of phosphorus, energy and amino acids naturally present in the feed, meaning the producer needs to add fewer costly ingredients. Reducing phosphorus waste also reduces the amount of phosphorus runoff that may pollute nearby surface and groundwater systems. This helps producers operate more sustainably by reducing their overall environmental footprint.

“DuPont offers innovative enzymes that are not only the fastest-acting in market, but also enhance the interaction of nutrition, the microbiome and gut and immune function, improving the nutribiotic state of the gut,” said Aart Mateboer, Business Unit Director, DuPont Animal Nutrition. “We are proud to be the first company to launch a new generation phytase enzyme in the Japanese market.”

Reduction of the anti-nutrient phytate factors leads to improved gut health for swine and poultry. Axtra® PHY also leads to improved weight gain and feed efficiency, helping producers save on feed costs and improving their profitability. DuPont provides optimized dosing that is specific to species, diet and life stage, leading to maximized return for customers.

The launch of DuPont™ Axtra® PHY in Japan follows the 2017 launch of phytase enzyme Phyzyme® XP.

DuPont is investing in science and innovation to help producers improve performance, increase livability and support welfare in the face of increasing pressure to reduce or remove antibiotics from production systems. To learn more, visit http://animalnutrition.dupont.com/AxtraPHY.
