NAMB Applauds Congressional Lawmakers for the Homebuyers Privacy Protection Act (S.3502), Designed to End the Use of Trigger Leads


New Legislation would protect consumers by ending the practice of mortgage application data being sold to parties not associated with mortgage transactions

WASHINGTON, Dec. 14, 2023 /PRNewswire-PRWeb/ — The National Association of Mortgage Brokers (NAMB), the voice of the mortgage industry representing the interests of mortgage professionals and home buyers for the past 50-years announces its support of Senator Bill Hagerty and Senator Jack Reed’s recently introduced trigger leads legislation; the Homebuyers’ Privacy Protection Act (S.3502) in the U.S. Senate.

The Homebuyers’ Privacy Protection Act (S.3502) would end the dangerous practice of trigger leads which hurts consumers and damages the overall mortgage marketplace.

Trigger leads occur when a consumer applies for a mortgage, and the inquiry to credit by the lender is a trigger that notifies the credit bureau that the consumer is interested in applying for financing. Trigger leads are then sold by the credit bureaus to data brokers (including other lenders) without the consumer’s knowledge or approval.

Consumers are then often bombarded with hundreds of calls that confuse consumers and seek to lure them away from their chosen lenders.

The Homebuyers’ Privacy Protection Act (S.3502) will prohibit a consumer reporting agency from furnishing a trigger lead unless the third party certifies to the consumer reporting agency that the third party has a current relationship with the consumer. The bill is tailored to give consumers more control over the information they receive as part of the homebuying process and eliminates trigger lead abuses while preserving their use in appropriately limited circumstances.

AMC Expands Outreach of Thanksgiving Dinner Deliveries Program


“Thanksgiving is no time to go hungry, and the dinner deliveries program is one way we can give something back,” said McCarthy, noting that AMC refers to its residents as VIPs. “This goes to our core goal of making coming home the best part of the day for our VIPs. We’re trying to help them build long-lasting home atmospheres, and this is one way we can communicate that value.”

ErinLynn Scott, Regional Property Coordinator at AMC, has been overseeing the Thanksgiving deliveries since the program’s inception in 2010. In the early years, she said, 150–200 dinners were delivered annually. But since 2020, with COVID and other economic factors, the number of annual dinners has risen to over 300. This year’s 416 meals marked an all-time high for the program.

“The number of dinner deliveries is definitely trending upward,” Scott said, “as COVID hit hard for many families and things are much more expensive now.”

AMC manages 61 different properties throughout Southern California, totaling around 11,000 individual apartment units. Toward the end of October, Community Directors managing each property nominate families they think would be a good fit for the Thanksgiving deliveries that year. The community managers can either let the approved families know in advance or surprise them with their meal the week of Thanksgiving.

“Most of the recipients are overwhelmed,” Scott said. “They’re very emotional and often taken aback that someone recognizes their situation and cares about making their Thanksgiving memorable. At AMC, our VIPs are every bit as much a part of the AMC family as any of us working in the office. That type of attitude really blows them away, and they appreciate us stepping up and showing we care.”

Each dinner delivery offers a cornucopia of goodness, including the following items:

  • 13–15-pound turkey.
  • 10-pound bag of potatoes.
  • 2-pound bag of frozen mixed vegetables.
  • Box of stuffing.
  • Pumpkin pie.

AMC partners with Costco in Laguna for the turkeys and El Super in Santa Ana for the rest of the dinner package inclusions. R³ sorts and delivers the dinner items to three AMC communities in Santa Ana, Fullerton and Riverside that serve as hubs for the other properties close to them. The dinner packages are then delivered by the Community Directors at the individual properties.

Scott said she looks forward to coordinating the program for years to come.

“As our organization continues to grow, this program is something that is still true to each of our hearts,” she said. “It’s always a wonderful way for us to begin the holiday season. It’s so humbling to be a part of bringing such joy to our VIPs.”

American College of Lifestyle Medicine commits over $2 million to train physicians who provide care to patients disproportionately at-risk for chronic disease


Communities of color are disproportionately impacted by lifestyle-related chronic disease. According to the U.S. Department of Health and Human Services Office of Minority Health, in 2019 non-Hispanic blacks were twice as likely as non-Hispanic whites to die from diabetes. In addition, Hispanics have higher rates of diabetes related kidney failure and blindness.

“With more than 1,400 FQHCs and CHCs in the nation, the impact that the clinicians from these institutions can have on addressing health care disparities is tremendous,” said ACLM President and Harvard Medical School faculty member Beth Frates, MD, FACLM, DipABLM. “The National Training Initiative is a major step in the right direction in making lifestyle medicine accessible to all.”

ACE is recognized as the first impact partner of the Lifestyle Medicine National Training Initiative, having donated more than $100,000 to ensure the national reach of the Initiative. With dollar-for-dollar matched funding up to $2 million from generous donors like ACE and other in-kind marketing and promotional partners that include Association of Clinicians for the Underserved, Health Choice Network and National Association of Chronic Disease Directors among others, scholarship funding for FQHC and CHC organizations in each state across the U.S. can empower health care practitioners with the knowledge and education to positively impact thousands of lives through a transformed health care system.

“The need to address chronic disease health disparities is urgent,” said ACE President and Chief Science Officer Cedric X. Bryant, Ph.D., FACSM. “Through the National Training Initiative, ACLM is catalyzing funders and key partners to support the integration of lifestyle medicine by providing training and education to interdisciplinary care teams that work with communities facing an undue burden of chronic disease. We are proud to serve as the first impact partner, empowering clinicians within community health centers with the lifestyle medicine knowledge and behavior change tools they need to support at-risk populations.”

The year 2024 will mark ACLM’s 20th anniversary, and to kick off the year-long celebration, the National Training Initiative scholarship application will open in January. Those who are interested in applying are invited to submit their interest to receive notification when the application window begins. ACLM continues to actively seek matching funds from organizations across the country that are dedicated to eliminating health disparities.

The National Training Initiative scholarship, worth $3,300 each, covers a one-year membership in ACLM, registration and travel stipend for the organization’s annual conference, and American Board of Lifestyle Medicine exam registration.

The National Training Initiative is an extension of ACLM’s commitment to the 2022 White House Conference on Hunger, Health and Nutrition, which also includes 5.5 complimentary hours of continuing medical education and continuing (CME/CE) credits in nutrition and lifestyle medicine coursework to 200,000 physicians and other medical professionals through September of 2025. To date, more than 32,000 medical professionals have registered for the course. Clinicians, especially those who are treating patients in areas with a high prevalence of diet-related disease, are invited to register at no charge for that “Lifestyle Medicine and Food as Medicine Essentials” online course at lifesylemedicine.org/WHConference.

ACLM’s HEAL (Health Equity Achieved through Lifestyle Medicine) Initiative addresses lifestyle-related chronic disease health disparities through lifestyle medicine solutions, one priority of which is its FQHC Outreach Strategy.
