“Minister of Commerce Unveils ECO-6 as new investors in Eswatini*


ECO-6 is an abbreviation for Economic Community of States, Nations, and Territories and Realms of the African Diaspora Sixth Region.

In fact, the Treaty establishing ECO-6 was ratified by its member states on August 1, 2019, and functions as an institution that allows for the African Diaspora community to meaningfully.

It is reported that ECO-6 seeks to make the Diaspora the most important trading partner for Africa, with a view towards poverty eradication through African industrialization and internal trade.

When unveiling McPherson at EIPA offices, Minister Khumalo expressed his enthusiasm for the new collaboration, emphasizing its potential impact on Eswatini’s economy and the broader African diaspora.

“We are extremely pleased this morning to introduce to you and the nation a new economic partnership between the Kingdom of Eswatini and the Economic Community of the African diaspora called ECO-6. This organization has been formed by members of the African diaspora, whose ancestors were taken away as slaves from African kingdoms more than 400 years ago, and they were dispersed across many territories in Latin America, the Caribbean, Northern America and Europe,” he said.

He continued: “The journey of ECO-6 to Eswatini began in 2019, but due to the challenges posed by the COVID-19 pandemic, their plans were temporarily delayed. However, during His Majesty the King’s recent trip to the United Nations in New York, representatives of ECO-6 met with him and were encouraged to return to Eswatini to explore opportunities for collaboration.”

The minister stated that after weeks of successful engagement with various stakeholders and attending key events, ECO-6 confirmed their decision to set up their base in Eswatini.

He disclosed that the organization has already registered a company in the country and plans to outline its program of action in the coming New Year.

Meanwhile, McPherson expressed his gratitude to His Majesty King Mswati III for understanding and supporting ECO-6’s desire to establish a permanent address on the African continent.

“The Economic Community of the African diaspora, ECO-6 is pleased to announce to its members and friends through the international community that the African diaspora now has a home once again on the continent of Africa. We graciously thank His Majesty King Mswati III for understanding the desire and the request of ECO-6 to not only have the diaspora do business with Africa, like all other third-party institutions, but to also have a deeper commitment of return towards the African diaspora through the establishment of a permanent address on this great continent, our ancestral lands,” he said.

McPherson stated that in choosing Eswatini as their home, ECO-6 aims to integrate the institutions of their regional Economic Community within the African continent.

He referred to this decision as ‘Sankofa,’ a cultural term meaning turning to the past to capture something that has been forgotten.

He said ECO-6 intends to work closely with the government of Eswatini to further its goals of synergy building, knowledge transfer, industrialization, poverty eradication, cultural exchange, and sustainable development.

The international community, as expressed through the United Nations resolution on the International Decade for People of African descent, has shown recognition and support for the diaspora’s return to the continent.

As ECO-6 now begins to orientate our regional economic constituency of the African diaspora throughout Europe, the Americas, the Caribbean, and around the world towards our new home, we applaud the Kingdom of Eswatini for having successfully preserved the dignity, Culture, and image of our African ancestors and we look forward to working with the Kingdom in this new era of cooperation between Africa and the global diaspora” said McPherson.

Linc Housing Completes 55 Supportive Affordable Homes in Wilmington for Seniors Experiencing Homelessness


Emma, a new resident at SagePointe, grew up in Carson, Calif. Before moving into her new apartment, she hadn’t had her own home for about 15 years, including spending the prior six months in a shelter. When she first heard that she got an apartment at SagePointe, she was so excited and happy. “I couldn’t believe it,” she said. “I kept thinking this isn’t real, and I kept asking ‘are you sure?’ It was so great to get my keys, go to my apartment and get to stay right away. I slept so good that first night.” Emma’s children and grandchildren can visit her now, and she’s excited to have them over for Christmas. It will be their first Christmas together in a very long time. Emma shared, “My granddaughter said, ‘grandma, we need to go to your house and bake a cake.’ I said, ‘we sure do baby.'”

“In our first year, we brought more than 21,000 unhoused Angelenos inside and expedited more than 9,000 units of affordable housing,” said Los Angeles Mayor Karen Bass. “We need more housing throughout Los Angeles, and I look forward to opening more lifesaving units of housing in the new year.”

Los Angeles County Supervisor Janice Hahn added, “Homes solve homelessness. And with this new apartment building, we are making sure local seniors who have struggled with homelessness have a roof over their head and the support system they need to stay housed. This is an example of a great partnership between the City and County of Los Angeles.”

The three-story building has 55 one-bedroom apartments, a two-bedroom manager’s home, a community room, onsite laundry, and meeting and office spaces to support case management and supportive services. In addition, an outdoor park-like area has a covered courtyard, benches, tables and chairs, providing spaces for residents to gather.

With funding support from Measure H and the Los Angeles County Department of Health Services/Housing for Health, residents receive wraparound services and case management to support them and ensure they thrive. Supportive services include mental and physical health services, employment counseling and job placement, education, substance use counseling, money management, assistance in obtaining and maintaining benefits, and referrals to community-based services and resources.

“SagePointe eases the struggle for 55 seniors who need stable housing,” said Suny Lay Chang, president and chief operating officer, Linc Housing. “We know that if we can get people off the streets and out of shelters – and into housing with services, they are empowered to restore their health and wellbeing. We’re already seeing many of our new residents settling in and making plans for their futures.”

SagePointe is a gold rated GreenPoint Rated building. On top of this certification, SagePointe also includes sustainable building features like low-flow plumbing fixtures, native drought-tolerant plants, Energy Star appliances, and low-emitting flooring and finishes. With support from the Wells Fargo Foundation, a greywater system connects the central laundry facility to the landscape system, reducing water usage by 33% annually and saving approximately 50,000 gallons of water a year. The building’s energy efficiency is at least 7% or better than the requirements of the California building code.

Funding for the development comes from a variety of sources including construction and permanent loans from U.S. Bank, $10.9 million in HHH Funds from the City of Los Angeles Housing Department (LAHD), $1.8 million from the Los Angeles County Development Authority (County General Funds), and tax credit equity from RBC Community Investments. The Housing Authority of the City of Los Angeles provides rental subsidy. The California Endowment gave Linc additional predevelopment support.

D33 Design & Planning Inc. designed SagePointe, and Walton Construction Inc. was the general contractor. Construction began in January 2022 and residents started moving in in October 2023. All residents are referred by the Los Angeles County Department of Health Services through the County’s Coordinated Entry System (CES).

Ziegler Prices Financing For Westminster-Canterbury on Chesapeake Bay


WCCB is carrying out an expansion to the Community, consisting of a new 22-story independent living apartment building totaling approximately 740,000 gross square feet on land adjacent to the Community. The new building, named The Bay Tower, will include 226 new Independent Living Units, most of which will have views of the Chesapeake Bay, Atlantic Ocean or Lynnhaven River. The project also includes construction of a 5-story parking garage to include 396 spaces. The Bay Tower will also include luxury amenities such as a theater, game and entertainment room, a sunrise lounge, and a rooftop amenity deck located on top of the newly constructed parking garage. The amenity deck features outdoor seating/dining, a plunge pool, outdoor gaming activities, a pickleball court, and many other unique features. The 19th floor will also be home to a sky lounge with a wine bar.

The Series 2023 Bonds consist of two primary tranches of BB+ rated public fixed rate bonds issued through the City of Virginia Beach Development Authority. Proceeds of the Series 2023 Bonds will be used, together with other available funds to, (1) finance the costs of the Bay Tower Project, (2) fund a portion of interest during construction and fill-up, (3) fund debt service reserve funds, and (4) pay certain expenses incurred in connection with the issuance of the Series 2023 Bonds. The individual components of the Series 2023 Bonds are outlined further below:

  • Series 2023A Long-Term Bonds ($258,230,000): represents the long-term portion of the financing with a final maturity in 2059 using a wrapped debt service structure, resulting in a weighted average maturity of 27.2 years and a blended average yield of 6.69%.
  • Series 2023B Tax Exempt Mandatory Paydown Securities SM ($165,250,000): represents the short-term portion of the financing that will be repaid with initial entrance fees from the new Bay Tower independent living units. Series 2023B Bonds were structured with three sub-series of bonds based upon expected redemption, resulting in a weighted average maturity of 3.8 years with coupons ranging from 5.375% to 6.250% (blended average yield of 5.61%).

Jury Returns $680,656 Verdict for Child Injured at Trampoline Park


After surgery, the Plaintiff’s treating orthopedic surgeon cleared him for all activities without any restrictions. The Plaintiff’s past medical expenses totaled $120,656.

According to witnesses and surveillance video presented at trial, the attraction was turned on, left unattended, and accelerated to an unsafe speed as the minor entered the attraction. To prove fault, the Plaintiff’s attorneys compared the surveillance video with multiple instructional videos generated by Summit Adventure Park Spring Hill showing the proper speed, supervision, and operation of The Wipeout Arm.

Prior to trial, the Court ruled that the waiver signed on behalf of the minor did not comply with Florida law and would not be considered by the jury. The defense contended at trial that the minor’s injury was a risk of playing at a trampoline park and denied that the facility was responsible in any way for the minor’s injury.

NAMB Applauds Congressional Lawmakers for the Homebuyers Privacy Protection Act (S.3502), Designed to End the Use of Trigger Leads


New Legislation would protect consumers by ending the practice of mortgage application data being sold to parties not associated with mortgage transactions

WASHINGTON, Dec. 14, 2023 /PRNewswire-PRWeb/ — The National Association of Mortgage Brokers (NAMB), the voice of the mortgage industry representing the interests of mortgage professionals and home buyers for the past 50-years announces its support of Senator Bill Hagerty and Senator Jack Reed’s recently introduced trigger leads legislation; the Homebuyers’ Privacy Protection Act (S.3502) in the U.S. Senate.

The Homebuyers’ Privacy Protection Act (S.3502) would end the dangerous practice of trigger leads which hurts consumers and damages the overall mortgage marketplace.

Trigger leads occur when a consumer applies for a mortgage, and the inquiry to credit by the lender is a trigger that notifies the credit bureau that the consumer is interested in applying for financing. Trigger leads are then sold by the credit bureaus to data brokers (including other lenders) without the consumer’s knowledge or approval.

Consumers are then often bombarded with hundreds of calls that confuse consumers and seek to lure them away from their chosen lenders.

The Homebuyers’ Privacy Protection Act (S.3502) will prohibit a consumer reporting agency from furnishing a trigger lead unless the third party certifies to the consumer reporting agency that the third party has a current relationship with the consumer. The bill is tailored to give consumers more control over the information they receive as part of the homebuying process and eliminates trigger lead abuses while preserving their use in appropriately limited circumstances.
