Low Inventory and Elevated Buyer Demand Continue to Impact Housing Market According to Third Quarter 2023 Report

STAMFORD, Conn., Oct. 4, 2023 /PRNewswire-PRWeb/ — A report detailing market results for the third quarter of 2023 in Fairfield and Litchfield Counties, the Shoreline and the Farmington Valley in Connecticut, the Berkshires in Massachusetts, and Westchester County, New York, has just been released by William Pitt Sotheby’s International Realty and Julia B. Fee Sotheby’s International Realty, the company announced today.

The report stated that the key dynamics impacting housing have demonstrated little change as the year has progressed. The combination of historically low inventory and elevated buyer demand is driving a competitive buying landscape and sending new listings quickly into contract, leaving a scarcity of offerings to choose from and keeping median sale prices well above this time last year. At the same time, significantly higher mortgage rates are not only affecting buyers’ purchasing power but also influencing the decision process for potential sellers as they consider listing. The report provided an extensive analysis of the current and potential future effect of mortgage rates.

Year to date in Fairfield County, Connecticut, unit sales and closed dollar volume fell behind the first three quarters of last year by 28% and 20%, respectively, while in neighboring Westchester County, New York, unit sales and volume are both down by 25%. On the Connecticut Shoreline, New Haven County’s year to date sales fell behind the same time last year by 24% in units and 21% in volume, Middlesex County’s sales are down by 22% in units and 15% in volume, and New London County’s sales declined by 19% in units and 16% in volume. In Hartford County, unit sales decreased by 24% and volume by 18% versus the first three quarters of 2022, while Litchfield County saw units drop by 27% and dollar volume by 24%. In Berkshire County, Massachusetts, unit sales declined by 19% and dollar volume by 18% compared to this time last year.

Despite the inventory challenge, the report found glimmers that sales will improve according to the company’s own data. Per its own numbers, pending contracts in many markets are entering positive territory when compared to this time last year. Since June, pending contracts have trended up each month in dollar volume versus the same month the prior year, with August the only exception, and in September the uptick was the largest yet. As contracts serve as a leading indicator for future closings, the company predicted significant growth in closed dollar volume during the first quarter of 2024.

Twelve-month median sale prices at the end of the third quarter demonstrated growth versus the same time last year in all markets. Median prices rose in the counties of Fairfield by 6%, Westchester by 4%, New Haven by 5%, Middlesex by 6%, New London by 4%, Litchfield by 6%, Hartford by 8% and the Berkshires by 2%.

Shriners Children’s Open Announces Groundbreaking Player Exemption: Lexi Thompson


Florida-based LPGA Tour player, Lexi Thompson, has received an unrestricted sponsor exemption into the upcoming Las Vegas tournament, making her the seventh woman ever to compete in a PGA TOUR event.

Stellantis and the Black Automotive Media Group Continue HBCU Internship Program with NCCU


The Driving Force internship provides multimedia career development with the goal of increasing automobile industry diversity, equity, and inclusion

SILVER SPRING, Md., Oct. 2, 2023 /PRNewswire-PRWeb/ — In 2020, a unique internship was created between the Department of Mass Communications at North Carolina Central University (NCCU), automobile manufacturer Stellantis, and the Black Automotive Media Group (BAMG).

Dubbed The Driving Force (TDF), the 10-week internship is designed for students interested in covering the automobile industry and incorporates instruction in editorial content, video content production, and social media outreach; augmented by Stellantis presentations that showcase additional career opportunities within the automotive industry.

For the fall 2023 academic semester, TDF continues with its third NCCU/Stellantis collaboration. “This has been a tremendous opportunity for our students,” said Calvin Hall, chair of the NCCU Department of Mass Communication. “It supplements the high-quality classroom instruction they receive with top-notch professional mentorship and shows them paths for using the skills they develop in the major.”

TDF was created following conversations between automakers and the BAMG relating to increased programming for deserving but often neglected Historically Black Colleges and Universities (HBCUs). Exposing participating interns to the lack of automotive industry media professionals was the initial focus of TDF. Now, a renewed focus on the dearth of minority representation across all auto industry professions will be a core tenet of this year’s session. Presentations by Stellantis, including profiles of key company executives and managers, will give interns a much broader view of industry opportunities.

This fall’s TDF instructors are Kimatni D. Rawlins, BAMG founder and publisher of Automotive Rhythms Communications; Tony C. Lesesne, co-founder and chief creative officer of Lesesne Media Group Entertainment; and NCCU alumna Tia Knowles, who excelled in the first Driving Force program.

TDF exposes interns to careers as editorial and broadcast journalists, marketers, publicists, and digital media pundits within the automotive space. Students will showcase their work on various platforms during the program, including written vehicle evaluations, marketing projects, and video content creation and hosting. They will also interact with automotive executives from Stellantis.

Guided by Pacifica’s Special Collections Librarian, Richard Buchen, First Lady Diana Nausėdienė underscored the vital role and far-reaching impact of OPUS in advancing the research of scholars committed to preserving cultural traditions. President Nausėda, a collector of old books, took great interest in seeing Gimbutas’ book collection. He was particularly interested in her copy of her 1946 doctoral dissertation, which was completed in Germany, and had signatures on the inner cover page that he recognized as important Lithuanian intellectuals.

Towards the conclusion of their visit, President Nausėda expressed his vision for OPUS to digitize the Gimbutas collection, thereby ensuring worldwide accessibility. The school offers a streamlined, accelerated, self-paced, and highly individualized academic program that typically takes two years to complete, depending on how many high school credits a student has already accumulated. The Center’s proven curriculum, already shown to be successful at the 37 other Goodwill Excel Centers in the U.S., will help Baltimoreans without a high school degree compete in today’s modern workforce. National University Professor Dr. Sonia Rodriguez Selected by HACU as a Delegate in the Inaugural Cohort of Mid-level Leadership Program


Dr. Sonia Rodriguez is a professor at National University and served as the academic program director from 2016 – 2023 for educational counseling. She has 20+ years of experience in educational leadership with a proven track record of cultivating transformational change, team mentorship, and relationship management. Areas of expertise include school improvement models, equitable instructional leadership, school counseling, and bilingual education. Rodriguez’s research focus is on the superintendency, Latina leadership and mentoring, and equity and social justice in education. She currently leads the NU Hispanic Leadership Employee Resource Group, is featured on Telemundo as an NU spokesperson, and will present a session during the HACU Annual Conference in Chicago, Illinois this October.

The Enlace Mid-Level Leadership Program will focus on topics including academic and student affairs management, regional institutional accreditation, diversity, equity and inclusion, and higher education advocacy issues. The program will be delivered through a series of online meetings and will feature in-person sessions during the October 2023 HACU’s Annual Conference in Chicago, Illinois, and at the National Capitol Forum in Washington, D.C., in April 2024. The program will conclude with a graduation ceremony.
