MODLOGIQ Starts Construction of Largest Hospital in North America Built Using Off-Site Modular Construction

MODLOGIQ has begun work on the Athens Health Campus for Memorial Health System, the largest permanent healthcare facility in North America built using off-site modular construction.

“We’ve completed large, multi-story medical facilities in record time—months sooner than would have been possible with conventional site-built construction.”

MODLOGIQ, the leader in SMART OFF-SITE CONSTRUCTION, has begun work on the Athens Health Campus for Memorial Health System. When completed, it will be the largest permanent healthcare facility in North America built using off-site modular construction. The 4-story medical center, just under 100,000 square feet, will provide urgently needed services to an underserved community. Off-site modular construction offers Memorial Health and developer Medical Innovations Development (MIND) numerous benefits.

Schedule acceleration. “For a healthcare project of this size,” observes MODLOGIQ Project Manager Fran Bridge, “the typical time frame for conventional, stick-built construction can be as long as 4 years—1-2 years for design and 2-3 years for construction. Our schedule calls for the Athens Health Campus to open just 18 months after the start of design.”

“This type of accelerated schedule for healthcare is nothing new to us,” Joe Dattoli, General Manager of MODLOGIQ points out. “We’ve completed large, multi-story medical facilities in record time—months sooner than would have been possible with conventional site-built construction. For example, ACLD Health Services Center, Good Samaritan Hospital, Gotham Health, NYC Health + Hospitals, Sisters of Charity, The UMBC Center for Well-Being, and others that are being designed as we speak.”

To facilitate the aggressive schedule, the Athens Health Campus is a Design Build project that will feature four operating rooms, trauma center, clinical services, medical imaging such as CAT, MRI, X-ray, and nuclear medicine, plus a heliport, and parking garage.

Bob Gesing and Mark Molen— the Owner’s Reps of MIND—are strong advocates for the benefits that SMART OFF-SITE CONSTRUCTION delivers. “We’re bringing critically needed healthcare services to an underserved community much more quickly than would be feasible with conventional construction,” notes Mark Molen. “What’s more, the efficiency of modular construction contributes to healthcare affordability for the region.” Bob Gesing adds: “Thanks to modular construction’s schedule acceleration, the Athens Health Campus will open about one year sooner than would have been possible had we taken a conventional construction approach. A facility of this size can generate up to a half a million dollars a day in revenue. So those 365 days of added revenue provide the ROI that helps offset costs and makes it much easier for Memorial Health System to bring these vital services to the Athens, Ohio community.”

“Our SMART OFF-SITE CONSTRUCTION is perfectly suited to a complex, multi-story healthcare facility like the Athens Health Campus,” observes Jim Gabriel, President and CEO at MODLOGIQ. “By using Building Information Modeling (BIM), collaborating with partners who have extensive experience in healthcare/off-site modular construction, and following our unique ‘Build Together’ methodology, we will deliver important advantages—Schedule Acceleration, Cost Certainty, Superior Quality, Least Site Impact, and Greater Sustainability.”

Cost certainty. Like every market in the U.S., Athens, Ohio is challenged with the availability of construction labor and trades, which can mean expensive delays that negatively impact costs. However, MODLOGIQ enjoys an in-place, year-round workforce and contractor network that avoids these types of budget-busting issues, allowing MODLOGIQ to deliver cost certainty. The Construction Manager for a multi-story healthcare project that MODOLIQ recently completed calculated that the 14-week reduction in time-on-site delivered more than a third of a million dollars in GC/GR savings (2.5% of project value). Casey Covatta, Director, Preconstruction points out: “We excel at the coordination of thousands of pre-construction details that are critical to the success of a large healthcare facility like the Athens Health Campus, while simultaneously adding value by identifying efficiencies and schedule savings, thanks to the extensive background we’ve had with similar projects involving large, multi-story healthcare buildings.”

Least site impact. By completing up to 85% of the work at our plant in New Holland, PA, MODLOGIQ will dramatically reduce construction noise, dirt, dust, and safety hazards for the surrounding neighborhoods and their residents. “We’ve successfully fabricated numerous large, multi-story healthcare projects that have been installed in dense, urban settings or constrained sites. Our team is experienced all phases—from design through completion—and it’s this expertise that makes MODLOGIQ an ideal fit for the Athens Health Campus,” says Scott Heckel, Vice President.

Greenest method of construction. For a project of this scope, off-site construction will also save hundreds, even thousands, of site trips by contractors, vendors, delivery vehicles, trades people, and more. This will eliminate literally tons of greenhouse gasses. Further, up to 90% of construction waste from the Athens Health Campus project will be recycled at MODLOGIQ’s plant, instead of ending up in Ohio landfills. “Last year, MODLOGIQ recycled more than 65 tons of steel, lumber, sheetrock, cardboard, and other materials. Between our climate-controlled plant, unique 8-acre build yard, expert MODLOGIQ team, and extensive contractor and tradespeople network, we have the infrastructure and bandwidth necessary to deliver on a project of this size and scope—while ensuring that we minimize the impact on the environment,” notes Randy Harding, Plant Operations Manager.
